Martin Services provides professional property grading and excavation for residential and commercial properties across Powassan, North Bay, Callander, Astorville, East Ferris, and surrounding communities in Northern Ontario. Whether you need a building site prepped for new construction, drainage problems corrected around your foundation, or a full yard regrade with fresh topsoil, our crew has the equipment and experience to get the job done right. Every project is performed by a fully insured team with WSIB coverage.

Northern Ontario's freeze-thaw cycles, heavy clay soils, and dramatic spring runoff create unique grading challenges. Soil settles unevenly over time, foundations shift, and what was once a properly graded yard can become a water trap that threatens your basement and kills your lawn. Proper grading isn't just about a flat yard — it's about moving water away from your home and creating a stable base for everything that goes on top of it.

Signs Your Property Needs Grading

Drainage problems don't fix themselves — they get worse every season. Here's what to watch for on your property.

Water Pooling Near Foundation

Standing water against your foundation walls after rain or snowmelt is the most urgent sign — it leads directly to basement moisture, mold, and structural damage.

Uneven Yard Surface

Low spots, bumps, and dips in your lawn make mowing difficult, create trip hazards, and collect water where it shouldn't be.

Poor Drainage After Rain

Water that sits for hours or days after a normal rainfall indicates the ground slope isn't moving water where it needs to go.

Erosion Channels & Washouts

Visible channels carved by water flow across your yard mean soil is actively eroding — and it's taking your topsoil and landscaping with it.

Soggy Spots That Won't Dry

Persistently wet areas in your yard — especially near the house — indicate trapped water with nowhere to drain. These spots kill grass, attract mosquitoes, and can eventually compromise your foundation if left untreated.

How We Handle Grading & Excavation

1

Consultation

We discuss your concerns, goals, and budget. Tell us what's happening — pooling water, new build, drainage issues — and we'll determine the right approach.

2

Site Survey

On-site assessment of existing grades, soil conditions, drainage patterns, and any underground utilities or obstacles.

3

Elevation Planning

We map out the target grades and drainage flow to ensure water moves away from structures and toward proper discharge points.

4

Excavation & Rough Grading

Heavy equipment moves soil to establish the primary contours and drainage slopes. Cut and fill to achieve target elevations.

5

Drainage Routing

Swales, French drains, or catch basins installed as needed to handle water flow and prevent future pooling.

6

Topsoil Spreading

Quality topsoil spread and graded to provide a healthy growing medium for your lawn or garden.

7

Fine Grading & Compaction

Final grading for a smooth, even surface. Proper compaction to prevent settling and ensure long-term stability.

8

Seed or Sod Prep

Surface raked and prepared for seeding, sodding, or whatever comes next. We leave your property ready for the finishing touch.

Common Grading & Excavation Projects

From new construction site prep to fixing drainage problems on established properties — here's what we do most.

New Build Site Preparation

Clearing, stripping topsoil, rough grading to building specs, and establishing proper drainage before construction begins. We work with builders and homeowners alike.

Yard Regrading

Correcting settled or poorly graded yards to restore proper drainage slope away from the foundation. The most common residential grading job we do.

Driveway Base Preparation

Excavation, grading, and compaction to create a solid, properly drained base for gravel, stone, or paved driveways that won't heave or wash out.

Retaining Wall & Patio Prep

Excavation and grading for retaining wall footings, patio bases, and other hardscape installations that require precise, level foundations.

French Drain Installation

Trenching, grading, and installation of perforated pipe and drainage gravel to intercept and redirect subsurface water away from problem areas.

Drainage Correction

Regrading around foundations, installing swales, extending downspout drainage, and creating proper surface water flow to eliminate wet basements and soggy yards.

Best Time for Grading in Northern Ontario

Grading and excavation work is best done when the ground is thawed and relatively dry — typically from late spring through fall in our area. The ideal windows are late May through June (after spring thaw and runoff) and September through October (before freeze-up).

Working in overly wet conditions creates compaction problems and makes it difficult to achieve proper grades. We'll advise you on the best timing for your specific project based on soil conditions and scope of work.

Grading Project Checklist

  • Foundation drainage — Water must slope away from the house on all sides
  • Downspout extensions — Discharge water at least 6 feet from the foundation
  • Swale routing — Direct surface water to street, ditch, or drainage easement
  • Compaction — Prevent future settling with proper soil compaction
  • Topsoil quality — Screened topsoil for healthy lawn establishment
Every grading project includes a free on-site assessment. We'll identify drainage issues, recommend solutions, and provide a clear quote before any work begins.

Grading & Excavation FAQs

Got questions about grading or excavation? Here are the ones we hear most. Can't find your answer? Call us at (249) 506-9211.

When is property grading needed?

Property grading is needed when water pools near your foundation, your yard has low spots that stay soggy, you see erosion channels after rain, or you're preparing a site for new construction. In Northern Ontario, freeze-thaw cycles shift soil over time, causing drainage issues that weren't there originally. Call (249) 506-9211 for a free assessment.

How much does property grading cost?

Costs depend on scope, soil conditions, accessibility, and whether topsoil or fill is needed. Most residential regrading jobs start around $1,500, while larger projects range from $3,000 to $10,000+. We provide free on-site estimates so you know exactly what to expect. Call (249) 506-9211.

How long does a grading project take?

Most residential grading projects take 1 to 3 days depending on the area size, soil volume, and weather conditions. Larger projects involving full site prep or major drainage correction may take a week or more. We'll give you a clear timeline during your free consultation.

What equipment do you use?

Commercial-grade excavators, skid steers, and compaction equipment suited to each project. Tight backyard access gets a mini excavator; larger site prep jobs use full-size machines. All equipment is properly maintained and operated by experienced crew members.

Do I need a permit for grading work?

Minor regrading on residential property typically doesn't require a permit. However, significant grade changes, work near water courses, or excavation affecting neighbouring properties may need municipal approval. We'll advise you during consultation if permits are needed.

Will regrading fix my wet basement?

Proper grading is often the most effective first step. If ground slopes toward your foundation instead of away, water pools against the walls and finds its way inside. Regrading combined with downspout extensions and potentially a French drain can eliminate or dramatically reduce basement water issues.
